8 Tips To Make Your Rental Application Stand Out

Searching for a new place to rent isn't always fun. Apartments and homes in the best locations get rented out fast. This isn't just because dozens of people applied. It's also because the new tenants are highly qualified. 

Here are 8 tips to help your rental application stand out above all the others:

Meet The Income Requirements 

Landlords want you to be earning three to four times the amount of the rent. If rent is $900, then you should be earning $2,700 to $3,600 a month. This guideline ensures that you have the financial means to pay your rent each month. 

Have Rental Insurance
 
Any good landlord is going to require this of a new tenant. You, as a renter, should want to have renters insurance as well. This is because the landlord's property insurance does not cover your belongings. Get a policy now so that your new landlord sees that you're proactive when it comes to mitigating risk. 

Fill Out The Application Completely And Honestly 
Don't let your application sink to the bottom of the pile because you didn't want to fill out every item. Also be truthful in your responses. And assume that the landlord will call past landlords and employers to verify all information. 

If there are red flags, be honest and give an explanation. An eviction from when you cosigned a lease with your college roommate seven years ago will probably be overlooked if your prospective landlord verifies that your last two landlords say you were a stellar tenant. 

Write Neatly 
Illegible applications, no matter how complete, usually go to the bottom of the pile. 

Bring Cashier’s Checks For Both The Application Fee And The Deposit 
Show that you're serious by having the application fee with you so you can fill out the application. Hand it over on the spot as welt. Having the deposit ready shows your preparedness and eagerness. 

Make Sure Your Car And Your Current Home Are Tidy 
Landlords sometimes check these. How you treat what you have might correlate to how you'll treat their property. 

Dress Nicely 
There's no need for formal attire, but pants and a shirt that are clean and free of tears will go a long way.
